Property management

One line, and it knows a gas smell from a light bulb.

Routine work gets logged for the morning. The real thing wakes on-call maintenance, and you get the record either way.

Set up for you personally. Usually live within days.

  6. AcceptedPriya, 41 seconds after paging
  7. Fire departmentAlready en route, confirmed by the caller

On-call accepted in 41 seconds.

It asks what you would ask.

Everything is an emergency to the person calling. The job is deciding what actually is one, at 3am, without waking somebody for a toilet paper holder.

  • “Is water getting anywhere it should not be, onto a floor or through a ceiling?”
  • “Which building and unit?”
  • “Is this the only toilet in the apartment?”

It does not diagnose and it does not quote. That is where these things fall apart, so it is scoped out on purpose.

Sample call9:28 PM

A drip, not a flood. Logged for the morning.

And it knows when not to wait.

The industry already has the rule: fire, flood or blood. We start from that and from the question any good manager asks, which is what happens if this waits until morning.

It never tries to handle the emergency itself. It tells the caller what to do, then calls on-call maintenance until somebody picks up, and shows you the record.

    How escalation works

    Where the line sits

WakeSmell of gas in unit 14

On-call maintenance gets a call, and keeps getting called until somebody accepts.

    LogDripping faucet in unit 3

Booked or written up for the morning. Nobody gets woken up.

What are the missed ones worth to you?

Your numbers, not an industry average. We show the arithmetic.

    Put your four numbers in.

We will show you the arithmetic, every step of it, and what it adds up to. No industry averages, because the ones in circulation do not hold up.

    What this number is not
    • Your numbers, not ours. Nothing here is pre-filled from an industry average.
    • It assumes every missed call was a real job you would have won at your usual rate.
    • Plenty of people who get voicemail ring back, or ring you three times. Those are all counted here as separate lost jobs, so the real figure is lower.
    • It counts revenue, not profit. Your margin comes off the top of this.
    • Wrong numbers, robocalls and existing customers are all in your call count too.
    • Rounded hard on purpose. Four estimates multiplied together do not produce an exact figure.

One flat price. Busy season does not change it.

Most shops land between $299 and $999 a month, plus a one-time setup. We quote it after we hear your call volume.

    • One flat monthly price.
    • No charge per call, and no charge per transfer.
    • A heat wave does not change your bill.
    • You are not billed for spam or wrong numbers.

    The things people actually ask.

Who decides what counts as an emergency?

You do. We set your rules during setup, and the usual starting point is habitability: no heat in a freeze, no cooling in real heat, a leak the resident cannot contain, sewer backup, a broken entry door, the only toilet in the unit. Everything else gets logged.

Will it wake my maintenance tech for a dripping faucet?

No, and the record shows you that it did not. A drip into a sink gets a work order for the morning. If the same call mentions water coming through a ceiling, that is a different call and it gets treated like one.

Can it handle a resident who insists everything is urgent?

It asks the questions that settle it rather than arguing. Is water escaping, is there a smell of gas, is this the only bathroom. The answers decide, not the volume.

Does it work with AppFolio or Buildium?

Not yet. Today the work order arrives by text and email with the unit, the problem and the recording attached. We would rather say that than imply a sync we have not built.

We only have about 200 units. Are we too small?

No. Most of this category prices per unit with a minimum that rules out a two-person office, which is exactly why we do not. Flat monthly, quoted on your call volume.

We look at your last month of calls and tell you how many rang out and when. It costs nothing, and we will tell you if you do not need us.
